Handy Things You Should Know

Are you buying a home?
If you are buying a home, we will give you Professional advice on your contract including the Special Conditions which are attached. This may include advice on your Building and Pest inspection report or appropriate finance approval conditions. Ensure that you protect yourself.
Are you selling a home?
We will prepare the Contract and Vendor Statement. It is a Legal requirement to provide any Purchaser with a Vendor Statement and this document is important. Also, if you are signing a Sole Agency Authority with a Licensed Real Estate Agent, it is important this is explained to you properly and you understand the implications. Always discuss this with your Solicitor. Ensure that the fittings and fixtures that are to be included in the Contract are clearly detailed to your selling agent, and if there are any items to be removed from the property this needs to be carefully documented. Also, you should consider the following issues, namely:
- Have you made any changes to the property?
- Do you need advice on Capital Gains Tax, Goods and Services Tax, General Tax and implications in the State Planning?
Purchasing Off the Plan and Foreign Investment Review Board Approval
We provide a comprehensive service in respect to the off-the-plan Contracts and provide preliminary report and advice prior to entering into such Contract. We have been acting for Purchasers buying off-the-plan for in excess of 20 years and have a detailed knowledge and experience to advise. If you are purchasing as a non-resident, we also have considerable experience in dealing with non-resident clients and provide a high standard of service in respect to the requirements of non-resident.
Never sign an off-the-plan Contract until you have had it fully explained and the Contract contains full details as to the specifications and detailed Plans together with the proposed Plan of Subdivision. If you are purchasing as a non resident of Australia, it is a requirement that you have approval from the Foreign Investment Review Board and this must always be carefully considered.
Commercial Property
We provide a comprehensive service and advice with regard to Commercial acquisition. Extra care and attention must be always be taken in regard to this type of acquisition, as many of these properties are constructed in areas that were formerly used for a different application and a comprehensive investigation needs to be undertaken on your behalf. If a tenancy exists with regard to the commercial property, a full and proper review must be undertaken with regard to the Lease as if you are relying upon any income this is an important aspect of the purchase.
